General Booking Terms & Conditions of Business
All bookings, irrespective of source, are subject to the following terms and conditions
- Prices include VAT at the prevailing rate. A deposit of £40.00 will be charged for every room booked.
- Prices exclude all drinks unless otherwise stated.
- Baby and child rates are based on sharing a room with at least two full paying adults.
- Special requests are at the discretion of the management.
- Guests with disabilities are very welcome at all times. Please discuss with reservations first about specific needs before booking.
- Dogs are particularly welcomed at all times in courtyard rooms only.
Deposits, Cancellations, Check – In times and Non show
We would respectfully remind guests that a booking constitutes a contract.
Check in only from 3.00pm until 9.00pm daily. Failure to check in by these times will be treated as a non-show or cancellation, unless agreed beforehand and confirmed by the hotel.
A deposit of £40.00 will be charged for every room booked.
Room bookings and deposits are non-refundable and non-transferable to another customer.
Customers will be fully charged for early departure from rooms booked less any cost of meals not taken.
For any group bookings for 2 rooms or more, the person/company organising the booking will be solely responsible for all aspects of the reservation and compliance with our terms and conditions of business. In the event of any cancellations or rooms unable to be re-let, this person/company will be responsible for any charges incurred.
If you wish to cancel or change your booking you must do so by telephoning the hotel no less than 72 hours before your stay is due to commence. Whilst we make every effort to re-let accommodation, we reserve the right to charge 100% of our full tariff on every room booked. If cancelled 7 days or more prior to the arrival date a full refund will be given. Cancellations within 7 days of arrival will be charged at 50% of the entire stay.
For bookings made within 72 hours of arrival it follows that the full amount will be due. For your protection, we recommend taking out insurance cover.
Group Booking Cancellation(3 or more rooms):
If cancelled or modified up to 60 days before date of arrival, no fee will be charged. If cancelled or modified later the 60 days, 50% of the reservation will be charged. All Group bookings are to be paid in full 14 days before arrival and thereafter no refund will be given in the event of cancelations or no-shows. For your protection, we recommend taking out insurance cover. No Commission is payable. No free rooms will be allocated.
For any non-refundable bookings there are no cancellation or changes possible. In case of a cancellation, 100% of the total amount will be charged as cancellation fee.
Bookings Through Third Party Websites & Promotional Agencies:
Customers who cancel their bookings made through Booking.com & Expedia, it is your responsibility to confirm this with the agency, not the hotel. The agency will then notify the hotel in writing. Failure to do so may result in the full room charge being applied. All bookings are still subject to the hotel’s standard terms and conditions. Such bookings are also subject to the conditions as set out below under Public Holiday periods.
All Cancellations must be confirmed in writing, received and acknowledged by the hotel to be valid.
Public Holiday Periods
A minimum 2 night’s stay from Friday to Monday is applicable for all bookings over Easter, May and August Bank Holiday weekends. Room will be charged at full rate irrespective of source of booking or type of occupancy. Customers will be charged for the remainder of their booking if they depart earlier.
The Christmas period is from 24 – 27 December and New Year is from 30th December to 1st January inclusive.

Smoking & Damage Policy
All bedrooms and public rooms are “No Smoking”, non-compliance of this will be charged £100.00.
Costs of any loss (including the loss of any hotel keys) from and or damage to any item in the hotel will be payable by the occupant or person/company responsible for the room booking/payment.
